Industrial Surplus
Salvaging a 40,000 Sq Ft Warehouse for a Fortune 500 Real Estate Developer
Facility Size
40,000 sq ft
Material Types
Window aluminum, HVAC, chillers, insulation, fire pumps
Engagement Model
Single-partner, full site clearance
Outcome
Salvage value returned to client
The Situation
A Fortune 500 multinational real estate developer had a 40,000-square-foot warehouse of building materials earmarked for a canceled 40-story high-rise project. The material — worth significant salvage value — needed to be cleared on a defined timeline. The client needed a single partner who could assess, remove, and monetize the entire lot.
The Challenge
The inventory was a complex mix: high-rise window aluminum, roofing insulation, commercial HVAC units, chillers, and fire pumps. Each material stream required different expertise — commodity pricing for the metals, industrial equipment buyers for the chillers, specialized handling for the HVAC units. No single traditional recycler or liquidator handled all of it.
The Solution
Haynes Industrial conducted a full walk-through assessment and came back with a single engagement covering every material category. We handled all logistics and warehousing, identified downstream buyers for the high-value equipment, and processed the metal and insulation through our recycling network. The salvage value was split with the client — turning a demolition liability into a recovery.
HVAC Recycling
36 Commercial Units Decommissioned in 48 Hours
Units Removed
36 commercial HVAC units
Timeline
48 hours
Certification
EPA 608 refrigerant recovery on-site
Coordination
Single crew — no separate recovery vendor
The Situation
A commercial HVAC contractor was replacing the full HVAC system at a large facility. The old equipment — 36 units — needed to be out before the new installation could proceed. The contractor had a tight 48-hour window and couldn't afford delays from a slow removal vendor.
The Challenge
Each unit required EPA 608 certified refrigerant recovery before it could be moved. Most recyclers don't carry this certification and would have required a separate recovery technician visit first — adding cost, coordination, and at least another day to the timeline.
The Solution
Haynes Industrial mobilized a crew with certified refrigerant recovery equipment. We recovered refrigerant from all 36 units in sequence, removed the equipment, and cleared the space within the 48-hour window. The contractor's installation crew had the space they needed, on schedule.
E-Waste Recycling
35 Years of Electronics Cleared from a Food Bank Warehouse
Units Removed
80+ units
Equipment Age
35 years of accumulation
Notice
Short-notice scheduling
Documentation
Full destruction certificates per device
The Situation
A regional food bank was decommissioning a warehouse that had accumulated electronics over 35 years of operation — computers, monitors, servers, networking gear, and administrative hardware going back to the early years of IT. The equipment needed to go, and the organization needed documentation for their records.
The Challenge
The sheer volume and age range of the equipment presented a sorting and compliance challenge. Older equipment included CRT monitors with lead-bearing glass and other regulated components that most recyclers turn away. The food bank needed a partner who would take everything — not cherry-pick the easy material and leave the rest.
The Solution
Haynes Industrial sent a crew that inventoried and removed over 80 units in a single visit. We accepted the full mix including CRT monitors and older hardware. Every storage device was documented by serial number, and certificates of destruction were issued for the organization's compliance records. The warehouse was cleared in one mobilization.
